Budget note: Your approved amount is the maximum you can borrow — not necessarily what you should spend. Build in a buffer for closing costs (typically 1.5–3% of the purchase price) and immediate repairs after moving in.

Choose your buyer's agent

In Ontario, buyer representation costs you nothing — the seller pays the commission. There's no reason to shop without an experienced advocate in your corner. Choose an agent who knows Ottawa's specific submarkets, has a strong negotiation track record, and will give you honest advice — not just tell you what you want to hear.

Define your criteria and search

Work with your agent to establish what you need (must-haves) vs. what you want (nice-to-haves). Be honest about commute tolerance, school zones, lot size, and the trade-offs you're willing to make on price vs. condition vs. location.

Tour homes and evaluate

When you find a home worth pursuing, your agent will request a showing, help you evaluate the property objectively, and pull comparable sales data so you understand whether the list price reflects market value.

During showings: look past staging and finishes. Focus on structural soundness, mechanical systems (furnace, roof, water heater age), lot drainage, and any deferred maintenance. Your agent has seen hundreds of homes — ask them what they notice.

Make a competitive offer

Your agent prepares the Agreement of Purchase and Sale with price, deposit amount, closing date, and conditions. In Ottawa's competitive market, offer strategy matters: your agent will advise on whether to include conditions (home inspection, financing), what deposit amount signals strength, and how to structure the offer to compete without overpaying.

Common conditions: financing, home inspection, status certificate review (condos). Waiving conditions is sometimes necessary — but should be a deliberate, informed decision, not a panic move.

Complete due diligence

If your offer is accepted with conditions, this phase is critical. A home inspection (budget $450–$650) examines structure, roof, electrical, plumbing, HVAC, insulation, and more. Any significant findings are negotiation leverage — your agent will advise on how to respond.

If you're buying a condo, your lawyer reviews the status certificate: financial health of the condo corporation, reserve fund adequacy, pending special assessments, rules, and litigation. Always have a real estate lawyer review the status certificate — not just you.

Confirm your financing with your mortgage broker. Once conditions are removed, the deal becomes firm and binding.

Close and get your keys

Your real estate lawyer handles the closing. You'll sign mortgage documents, transfer title, and pay closing costs (land transfer tax, legal fees, title insurance). On closing day, once funds are transferred and the title is registered, you get your keys.

Typical closing costs in Ontario: land transfer tax (variable — first-time buyers get up to $4,000 rebate), legal fees ($1,500–$2,500), title insurance (~$300). Budget 1.5–2.5% of purchase price for total closing costs beyond the down payment.
